INVESTMENT ACTIVITIES

As their capitalization has strengthened, banks and large owners are now able to take write-downs in commercial assets and land underwritten on peak housing and commercial prices. Monopoly seeks to acquire through negotiated transactions from lenders and motivated sellers rather than participate in auctions. Monopoly focuses its investment activities primarily on

  • Three- to nine-year hold commercial assets, residential communities and lots, residential and commercial land, as well as hospitality, income properties, multi-family and office, acquired through short sales, reo, recapitalizations, loan purchases and outright acquisitions

 

  • Monopoly acquires for it's own investment account, as well as it represents select private equity funds and qualified investors actively acquiring distressed and below replacement cost assets nationwide; with particular emphisis on: Florida, Southeast U.S., Mid-Atlantic, Northeast, Arizona, Nevada and California

Before closing an acquisition, Monopoly or the acquiring entity conducts an extensive due diligence review on each prospective property, including local market research and competition, land use review, development cost, demand and absorbtion, engineering,  environmental evaluations, and legal review. Once closed, each site is repositioned, managed and maintained in a ready-to-use state, with periodic physical inspections, infrastructure improvements, security, and income management.
